Many accomplished real estate agents claim that their success hinges on their ability to listen, particularly when clients describe their needs and wants. Top producer Diana Carlson, Co-owner/Agent of Chesapeake Real Estate Associates, LLC on Maryland’s Eastern Shore, not only agrees with that sentiment, but admits it is what she enjoys most about her work. Yet, when asked where she acquired this skill, she says, “Horses taught me to be a good listener.”

This may sound like an odd comment, but for those familiar with the relationship between a horse and its owner, it rings true. For Diana, who grew up breeding and racing champion horses in northern Baltimore’s horse country, she attributes much of her success in life to these stunning animals who helped this natural self-starter flourish. By age 2 Diana had her own Shetland pony, at 7 she was fox hunting, and at 11 she was a United States champion rider.

Following in the family’s footsteps, she found her own business breeding and training race horses and formulating racing partnerships. When formalities in the horse racing industry changed, however, she traded her love of horses in to pursue her love of the land, packing up and moving her family to Maryland’s waterfront. “I always said if we are not on a farm, then we are going to the water. It’s a slower pace here, very soothing,” she says. Having always wanted to someday retire there, Diana understands that the Eastern Shore offers a unique, sought after lifestyle. “It’s a wonderful place to be.”

In 1994, shortly after arriving, she earned her real estate license and was off selling the area to second homeowners and retirees. Her first sale, a $2 million property, was due to a combination of her marketing talents and her connections in the horse world, not to mention her husband’s connections in the custom home building world. But selling the Eastern Shore is more than just selling large tracts of land or waterfront retreats; Diana says she’s “selling a way of life.” In fact, residents here often joke that the area should recede from the nation, it’s just that special.

After years of associating herself with a well-known real estate brand, Diana and five partners formed Chesapeake Real Estate Associates, LLC about seven years ago. “We are not the usual real estate company,” she says. The small, boutique firm of about 20 agents has a specialist for every need, from new homes and new land developments to short sales and large acreage. The operation is thorough, hands on and professional, yet relaxed which is befitting of the area it serves.

Mindful of its surrounding community, Diana and her associates also make the time to give back, volunteering at local events, donating to worthy causes, and even taking the lead on raising funds for a much needed emergency ward in Queens Anne County, which opened in October 2010. “There’s a great camaraderie here,” she says.
